Roof plan - Planning validation requirements

Description 

You need to submit a roof plan if your application is to; 

• carry out a development that is located on the roof 
• carry out a development that relates to alteration to a roof line 
• amend a condition that refers to amending a roof line 
• discharge a condition that refers to amending a roof line 
• remove or vary a condition that refers to amending a roof line 

Guidance 

If your proposal includes a new conservatory, the product specification may include a scaled roof plan. 

However, if your proposal includes a replacement conservatory, you will need to submit a proposed and existing roof plan.

• Certificate of lawful use for a proposed development
• Certificate of lawful use for an existing development
• Commercial, industrial and non-residential
• Demolition of an unlisted building 
• Discharge of conditions 
• Householder planning consent 
• Listed building consent
• Non-material amendment
• Outline permission with all reserved matters
• Outline permission with some reserved matters
• Permission in principle
• Prior approval
• Prior notification 
• Removal or variation of conditions
• Reserved matters 
• Residential new build 
• Technical details consent
• Telecommunications 

If your application is for one of these types of planning permission, you need to submit a roof plan if your proposal is to: 

• carry out a development that is located on the roof 
• carry out a development that relates to alteration to a roof line 
• amend a condition that refers to amending a roof line 
• discharge a condition that refers to amending a roof line 
• remove or vary a condition that refers to amending a roof line
