I'm new to renting

Landlords and letting agents must not refuse to rent a property to you because you have children or because you claim, or may claim, benefits. These protections apply when you are looking for a home and once you have moved in.

Phrases such as “No DSS”, “Professionals only”, or blanket bans on families are not allowed. Any tenancy term that tries to restrict children or benefits claimants has no legal effect.

You have the right to ask your landlord for permission to keep a pet. The landlord must consider the request fairly and reply in writing within 28 days. Permission cannot be refused without a good reason.

A refusal may be reasonable where there are building rules, lease restrictions, or specific insurance issues. If a landlord refuses, they must explain their reason rather than simply saying no.

If someone acts as a guarantor for your rent, they are no longer responsible for rent payments after a tenant has died. This change gives additional protection to family members who act as guarantors.
