Landlords can no longer evict tenants without a valid legal reason. This means “no‑fault” evictions are abolished and a tenancy can only be ended for specific reasons set out in law.

Valid reasons for eviction include serious rent arrears, ongoing anti‑social behaviour, or situations where the landlord genuinely needs to sell the property or move into it themselves. A court must agree before an eviction can take place.

Any notice asking you to leave must be given in writing and must meet legal requirements. The length of notice depends on the reason but is usually at least two months. You do not have to leave unless a court orders it.

Your landlord can normally increase your rent only once a year and must give you at least two months’ notice. If you believe the new rent is unfair, you can challenge it through a tribunal.

You must not be treated unfairly or threatened with eviction for asserting your rights. Asking questions, reporting problems, or challenging increases should not put your tenancy at risk.
