Renting for the first time: how tenancies work now

This page explains how private tenancies work under the Renters’ Rights Act 2025 and what kind of tenancy you will have if you are renting for the first time. It outlines the basics of periodic tenancies and what landlords must and must not do.

  • What kind of tenancy will I have?

    If you rent privately in England from 2025 onwards, your tenancy will usually be an assured periodic tenancy. This means it rolls on from period to period instead of lasting for a fixed length of time. Fixed-term tenancies and assured shorthold tenancies are no longer used for new agreements.
