Under the Smoke and Carbon Monoxide Alarm (England) Regulations 2015, private landlords must:
- install at least one smoke alarm on every storey of their property. A mezzanine floor is not considered a storey
- install a carbon monoxide alarm in any room containing a solid fuel-burning appliance. This includes coal fires and wood-burning stoves
- check that these alarms are in working order on the day a new tenancy begins
The regulations apply to existing tenancies as well as new ones. The regulations don’t stipulate the type of alarm. It must be suitable for the premises and the occupancy.
We are responsible for enforcing the regulations. and can impose a fine of up to £5,000 where a landlord fails to comply with a remedial notice. You can find out more information on the regulations and their enforcement on GOV.UK
