Guidance for tenants

A tenancy notice is a formal way of telling someone that a tenancy is going to change or end.

Notices must follow the rules set out in law to be valid.

Landlords can no longer end tenancies without a valid reason. This means they must rely on specific legal grounds to bring a tenancy to an end.

These grounds include situations such as selling the property or serious breaches of the tenancy agreement.

The amount of notice your landlord must give depends on the reason for ending the tenancy.

In most cases tenants must be given a minimum notice period so they have time to plan and seek advice if needed.

Tenants have the right to end their tenancy by giving notice.

Under the Renters Rights Act 2025 most tenancies are periodic which means you usually need to give two months notice in writing.

A valid notice must be in the correct format and include the right information.

This includes the reason for the notice, the date it takes effect and the correct notice period.

If a notice does not follow the rules it may not be valid.

This means you may not have to leave at the time stated and further steps may be required before a tenancy can end.

Tenancy terms cannot usually be changed without agreement.

Any proposed changes should be clearly explained and follow the rules set out under the Renters Rights Act 2025.

Rent increases are limited and can usually only happen once a year.

You must be given proper notice and there are protections in place if you believe a rent increase is unfair.
