Guidance for tenants

Your landlord is responsible for keeping the structure and exterior of your home in good repair. This includes the roof, walls, windows, doors, drains and gutters.

They must also ensure that installations for heating, hot water, gas, electricity and sanitation such as toilets, sinks and baths are safe and working properly.

You are expected to take reasonable care of your home. This includes keeping it clean, using fixtures and fittings properly and carrying out small everyday tasks such as replacing light bulbs.

You are not responsible for repairs needed because of normal wear and tear or problems with the building or fixed services.

You should report repairs as soon as you notice them so they do not get worse over time.

It is usually best to report repairs in writing such as by email or an online system so there is a clear record of what you reported and when.

Repairs must be carried out within a reasonable time. What is considered reasonable depends on how serious the problem is and whether it affects your health or safety.

More serious repairs should be dealt with more quickly than minor issues.

An urgent repair is a problem that could put your health or safety at risk. This can include no heating or hot water, unsafe electrics, gas problems, serious leaks or severe damp and mould.

If you think a repair is urgent you should make this clear when you report it to your landlord.

Your landlord normally needs to give you reasonable notice before entering your home to carry out repairs. This is usually at least 24 hours.

They should try to agree a suitable time with you. In an emergency they may be able to enter without notice to make the property safe.

If repairs are delayed or not completed you should follow up with your landlord and keep copies of any messages or records.

You have the right to ask for repairs without being penalised. The Renters Rights Act 2025 strengthens protections so tenants can raise concerns about the condition of their home.
