Repairs and maintenance

This page explains what the Renters’ Rights Act 2025 means for tenants in the Braintree District when it comes to repairs and maintenance in rented homes.

We have set out what you can expect from your landlord, what your responsibilities are and how we can help where there are concerns about property conditions.

Read the official GOV.UK website guide to the Renters’ Rights Act for tenants.

  • What repairs is my landlord responsible for under the Renters’ Rights Act 2025?

Your landlord is responsible for keeping the structure and exterior of your home in good repair. This includes the roof, walls, windows, doors, drains and gutters.

They must also ensure that installations for heating, hot water, gas, electricity and sanitation such as toilets, sinks and baths are safe and working properly.
