More than £1 million of Section 106 funding is helping to deliver more affordable homes at land east of Braintree Road in Tye Green, Cressing.

Braintree District Council's Cabinet recently approved the investment of £1.3 million of developer contributions secured through Section 106 agreements into the development being delivered by Delta Housing.

The funding forms part of the Council's ongoing commitment to make effective use of Section 106 contributions secured through development and ensure available funding is invested in projects that deliver tangible benefits for local communities.

Following a planning appeal and subsequent approval of the scheme, the Council has taken the opportunity to use available Section 106 funding to increase the number of affordable homes provided on the site beyond those originally secured through the planning permission.

As a result, an additional 11 social rented homes and 10 shared ownership homes will be delivered, meaning all 35 homes on the development will be affordable. The scheme will also provide a range of much-needed family homes, including a mix of two, three and four-bedroom properties.

Section 106 contributions are secured from developers through the planning process to help address the impact of new development. Funding can be used to support a range of new or improved infrastructure, such as affordable housing, schools, healthcare, open spaces and community facilities.

Councillor Gabrielle Spray, Cabinet Member for Planning at Braintree District Council, said: "We’re committed to making the best possible use of Section 106 funding secured through development, ensuring contributions are invested in projects that directly benefit our communities. By supporting this scheme, we have been able to increase the number of affordable homes provided and create more opportunities for local people and families to access housing that meets their needs. This is exactly the type of positive outcome we want to achieve whenever suitable funding opportunities arise."

The Council continues to work with registered housing providers and developers to increase the supply of affordable housing across the district and maximise opportunities to use available Section 106 funding to support local priorities. So far in 2026/27, 78 affordable homes have been delivered across the district.
