Planning Permission - Important Note

Before works commence, you or your builder (where applicable) are advised to check to see if planning permission is required for the work you are about to commence or if you have obtained planning permission, check that the conditions set out on your planning approval are being met - it is important to avoid future problems that all the conditions are complied with.

You will also normally have to agree samples of the external materials to be used with the planning officer before the work commences.

Should the site works deviate from the approved planning permission in any way due to site variations and problems, you must discuss these as soon as is possible with the local planning officer to avoid problems occurring.

Other work which may require Building Control Regulation

Replacement Windows
Replacing windows and doors now needs to meet certain standards in the Building Regulations to reduce energy loss. This means that you need to comply with the Building Regulations when installing replacement windows, doors, or roof lights in both domestic and non-domestic buildings to achieve national energy saving targets.

 

Electrical Works
The majority of electrical works undertaken to a dwelling are covered by building regulation– this includes both new and alteration works e.g. re-wires, adding new circuits back to the consumer unit.

Small jobs such as the provision of a socket-outlet or a light switch on an existing circuit will not need to be notified to Building Control.  All work that involves adding new circuits, or electrical work to a kitchen or bathroom or in ‘special locations’ and associated with special installations (garden lighting and power installation etc, will either require a Building Regulation application submission or the work must be carried out by a defined competent person who is registered with a ‘Part P Self Certification Scheme

 

Self Certification Schemes
Similar to the schemes provided for replacement windows and electrical works, you can avoid having to submit a Building Regulation application for certain elements of work if you employ a 'Competent Person Scheme Member' to undertake such works.

Certain members of Government approved trade bodies are allowed to carryout works - they still have to notify the Local Authority, but this is done by their Trade association
