Official Local Land Charge Search
Our Local Land Charge team carry out all official searches
covered by the Local Land Charges Act 1975. We guarantee
comprehensive replies to official LLC1 and CON29R enquiries.
The search is in two parts:
LLC1 – deals with all registerable charges, such as financial
charges (registered against the property by the Local Authority),
improvement grants, tree preservation orders, conditional planning
consents and agreements.
CON29R – or Enquires of Local Authorities Form, deals with
issues such as highways, planning history, enforcement notices,
building control non -compliances, compulsory purchase orders,
proposed tree preservation orders, environmental (radon gas) and
informal notices under planning and highways laws not found on any
register.
CON290 – (Optional Enquiries)
Personal Searches
A Personal Search is an inspection of the Local Land Charges
Register in person.
From the 17th August 2010 a free of charge viewing service will
be available to our customers. We require the customer to make an
appointment for this service to ensure that the terminal
held within our land charges section is available for
use.
The EIR regulations require us to provide access to this
information within 20 days of the request.

LLCI Official Search
An LLCI Search is an Official Local Land Charges Search. The
cost of the search is £16.00.
The LLCI form can be submitted to us via email at
landcharges@braintree.gov.uk
. When the email has been opened a member of the Land Charges team
will contact you by telephone to take card payment.
Alternatively you can post your LLCI form together with a cheque
for the sum of £16.00 and make payable to Braintree District
Council and post to:-

Refined Search Service
A Refined Search Service is a detailed printed Search Report of
the Planning History and the Local Land Charges Registers at a cost
of £24.00 (inc. £2.00 print out fee).
To apply for a Refined Search, please call us on 01376 557789 to
make an appointment for collection and to make a card payment for
£24.00.
If you require the Refined Search returned via email then the
cost will be £22.00.
Common Land and Village Green Searches
To request a search, you need to complete the CON29O form. These
forms are available from the Law Society Stationers or online via
www.nlis.org.uk
or, alternatively, go to tm Search Choice at
www.tmofficialsearchservices.co.uk
The current fee is £14.00

Enquiries
We are unable to respond to enquiries regarding Land Charges and
Extent of Highways. These records are held at Essex
Highways who now charge Braintree District Council £26.30 for
any requested information.

Official Local Land Charges Search can be requested:
Online – via tm Search Choice at
www.tmofficialsearchservices.co.uk
By post – send forms LLC1 and CON29R together with a cheque for
£100 plus four copies of a plan outlined in red. Your solicitor
will have these forms or you can buy them from Law
Stationers.
