Official Local Land Charge Search

Our Local Land Charge team carry out all official searches covered by the Local Land Charges Act 1975. We guarantee comprehensive replies to official LLC1 and CON29R enquiries.

The search is in two parts:

LLC1 – deals with all registerable charges, such as financial charges (registered against the property by the Local Authority), improvement grants, tree preservation orders, conditional planning consents and agreements.

CON29R – or Enquires of Local Authorities Form, deals with issues such as highways, planning history, enforcement notices, building control non -compliances, compulsory purchase orders, proposed tree preservation orders, environmental (radon gas) and informal notices under planning and highways laws not found on any register.

Personal Searches

A Personal Search is an inspection of the Local Land Charges Register in person.

New Charges - Charges for Property Searches 2009/10 will come into effect from 6th April.  to coincide with the availability of the CON29R information

To apply for an inspection of the Register, please make an appointment with us.

It is the responsibility of the person carrying out the Personal Search to identify the land/property and to make any note of information held on the register. Our team provide a print out of the information at a fee of £5.00, which is added to the statutory fee of £22.00.

Common Land and Village Green Searches

To request a search, you need to complete the CON29O form. These forms are available from the Law Society Stationers or online via www.nlis.org.uk

or, alternatively, go to tm Search Choice at www.tmofficialsearchservices.co.uk

The current fee is £14.00

Land Charges and Extent of Highways Enquiries

We are unable to respond to enquiries regarding Land Charges and Extent of Highways. These records are held at Mouchel Ltd who now charge Braintree District Council £26.30 for any requested information.

Online – via tm Search Choice at www.tmofficialsearchservices.co.uk

By post – send forms LLC1 and CON29R together with a cheque for £100 plus four copies of a plan outlined in red. Your solicitor will have these forms or you can buy them from Law Stationers.
